I don't know if anyone else is experiencing problems with some of the new guidelines that NHA is asking for, but we were told that we are now required to give them a FULL rent roll of our building. When I asked why, since the federal HUD program Rent Reasonableness Form only requires three units, he said that it was because they have contracted another company to perform their inspections and that company requires a full rent roll???
Then I told him that, since the NHA hired this outside company, ultimately the NHA decides what the requirements are, not the outside company. Additionally, I asked him to fax me a rule from HUD that requires me to disclose my full rent roll. I doubt he will find anything.
For most of us, providing a full rent roll is nothing more than a push of a button. However, by providing a full rent roll to the HA, you can be penalized if any of those numbers are wrong. So, if you do not update your database right away and end up providing false information, that becomes an extra liability on you. Again, the NHA should not be allowed to require more than what HUD asks for.
As it stands right now, if I do not comply with NHA's requirements they will not rent to my applicant, who by the way has already paid a deposit and is waiting patiently for the apartment. Any feedback is appreciated.
